How Long Should Your Roof Last?

The roof of a house plays many important roles. Not only is it responsible for protecting the structure from the elements, but it also impacts the curb appeal and energy efficiency of a home. Asphalt Shingles

The majority of homes have asphalt shingle roofs. It is one of the most common roofing materials used because they are relatively affordable. On average, homeowners can expect to spend $70-$150 per square, and most of these roofs come with a 25-year warranty because they are expected to last anywhere from 15 to 30 years.


Unfortunately, these roofs are more susceptible to wear and tear from the elements. Not only can exposure to the sun and heat weaken the bonds of the shingles, but they are also more likely to become damaged by fungus or algae in areas with high humidity or wet climates.


Architectural Shingles

Architectural shingles are another option that homeowners have. They are very similar to asphalt shingles, but they are a thicker and denser material, which gives them more durability. In fact, this particular material is expected to last 25 to 30 years, and most of these roofs come with over 30 years of manufacturer warranty protection. 


This durability comes at a much higher cost, though. On average, homeowners can expect to spend $250 to $400 per square. The more expensive options usually have designs that mimic more luxurious materials. Homeowners can upgrade their homes with architectural tiles that look like wood, slate, or tile. 


One thing to consider is that these types of shingles are usually not suitable for roofs with little to no slope. At a minimum, they should be installed on a house that has a roof pitch of 4:12. 


Wood Shingles

Homeowners can also get about 30 years of use out of wood shingles. Cedar is typically the best option as it is more resistant to rot and insects. However, all wood roofs require some sort of annual upkeep to ensure that they are beautiful and long-lasting. 


This is a lot of effort, considering the steep price tag. Most homeowners pay $250 to $600 per square for wood shingles. In most cases, they have lower installation costs, though.


While they are beautiful and well-suited for cottage-style or Tudor homes, they can fade in just a few months. Fortunately, many people prefer this look, but it is something to be aware of when choosing a color. 


Clay Tile

If a homeowner is looking for a roof that can last 50 years or more, clay tile is one of the best options available. Unfortunately, these long-lasting materials come at a much higher price. Professional roofing contractors typically charge homeowners between $600 and $800 per square for their services. Usually, this purchase comes with a warranty that lasts at least 30 years. However, some manufacturers back their products with lifetime guarantees. 


These materials are a popular option in hot climates where asphalt shingles usually soften in the sun. However, they add significant weight to the roof of a home, so some people may have to prepare their home’s structure for the heavy tiles.


Metal 

For a lightweight option that is just as durable, homeowners should consider a metal roof. These roofs are known to last up to 70 years! Best of all, they offer a lot of value with a price tag starting at just $115 per square. Homeowners who want to invest in stone-coated steel or copper panels could pay much more, however. The average cost for premium metal roofs is $900 per square. 


One thing worth considering before choosing a metal roof is that it can be dented by hail or fallen branches. Unfortunately, the dents are nearly impossible to remove, and they are usually visible enough to bring down the appearance of the roof. Homes near or under a large canopy of trees are better off with steel roofs that are more durable.
